Boulder Run Redevelopment

The Wyckoff Planning Board approved a 71,000 sq. ft. store in this style.



Mr Simpson would prefer a store built in this style.

      no it won't be pretty. but jim sylvia, vp/real estate stop & shop corporation, tells me he is confident that people in wyckoff need and want this store. he is an expert at these things and he knows what's best for all of us. we must trust his informed judgement. we'll all be better off for it, just wait & see!

      just a bit of sarcasm here folks. i hope we prove him wrong. we as consumers make the ultimate decisions about which retail developments succeed and fail in town. it just sometimes takes a while.

      I have personally spoken with many Wyckoff residents over the past few months and traffic is a major concern. Residents are keenly aware of poor planning and the impact on their daily lives and housing values - a big investment for most residents. Residents can see the Stop & Shop design in Preakness Center in Wayne - they know that is it is not appropriate for Wyckoff. (I suppose that Stop & Shop knows best for us!) Why don't our Township Planners recognize it also? Design can be dictated - we have a design review board for that very reason.
      We must increase involvement of the community. Attending meetings and witnessing how the process works in Wyckoff will provide residents with an education about our town planning.
      The room was filled - standing room only - for the last Ravine hearing - let's keep up the strong showing and let our town officials know that we care.

      This will undoubtedly have a negative effect on traffic patterns on Birch Parkway and Wiley Place. What does the Planning Board think will happen when traffic is backing up towards Waldwick on Franklin Avenue when this place is open on a Saturday (it backs up this way already folks!!)? If Birch Parkway is "Dead Ended" then there would be no incentive to avoid the Franklin/Godwin light now would there? As a homeowner on Wiley Place, I will definetely hold the Township of Wyckoff responsible for any negative impact or degradation to the quality of life as it now exists in this area should they let this progress without attention to this detail. Increased traffic, noise, accidents and a degradation of safety for the kids who play on these streets in this area.. For what?

      Right now the Township Committee and the Planning and Zoning Boards believe that "only a few" residents care about these issues. Unless we have more and more community members speaking up, the governing body will do what they think is best for us. I know that many more residents care and understand the consequences. What they may not understand is that their interests are not being represented at town hall.

      As a new resident on Wiley Place, my family was drawn to the quietness of the street but also the close proximity of the stores. I think the expansion is a good idea, but I am really concerned about the traffic entrance across from Birch Parkway. People cut through already to avoid the light at Godwin/Franklin Ave. Adding an entrance/exit directly across from Birch will draw everyone to Birch then Wiley Place. This quiet street does not need any more traffic than it already has. Moving the entrances solves the problem. The quality of the store is not my concern, it is traffic because small children like to play in their front yards. Being a residential neighborhood, they deserve to do so safely.
